need bad credit refinance help.?

I’ve never been late on my house payment or my auto payment. I have one credit card from 5 years ago, that has been charged off, and a doctor bill for $35.00. I’ve been on my job for 22 years. but my credit scores are 540-610 and no one wont’s to help me. My a/c in my home is out (live in Texas). is their a company that can help me get refinanced? with out having to spend money to get some kind of credit repair? I hear that’s a huge scam also. Any advice would be fantastic. Thanks.
